Base flashing and counter flashing work as a pair
Chimney flashing is built in two layers. Base flashing lies on the roof covering and bends up onto the chimney face. Counter flashing comes down out of the masonry and laps over the top edge of the base piece, so water running down the brick lands on the outside of the joint. Brick Industry Association Technical Note 19B describes the counter flashing lapping the base flashing by at least three inches.
Because the layers are separate, the roof and the chimney can move a little without tearing the seal. A single strip of metal glued to both surfaces loses that freedom. When our specialists rebuild flashing, both layers go back in their proper order.
The right sealant for a chimney joint
Sealant has a real job in flashing, though a small one: closing laps and the top edge of counter flashing. Technical Note 19B names polysulfide, butyl and silicone sealants for joints in chimney work and advises against oil-based caulks, with proper priming and backing where a joint needs them.
The wrong product dries hard, shrinks away from the masonry and opens a gap. Our specialists match the sealant to the surfaces it joins and use it where it helps. Missing or rusted metal is replaced with metal.
Flashing on a stucco chimney
Stucco chimneys need the same two layers of flashing as brick ones, and the counter flashing has to meet the stucco in a way that sheds water off the finish instead of trapping it behind. Cracked stucco just above the flashing can be a sign that water has been getting in there.
Our pros look at how the stucco was finished at the roof line, whether a trim or reglet detail was used and whether cracks run down to the metal. Any stucco patching needed to close the joint is included in the scope, so the finish and the flashing are repaired together.
Flashing where a framed chase meets the roof
A framed chase is a wood-framed box with siding, and where it rises through a roof slope it meets the roof like a short wall. Its sides are flashed the way a sidewall is, with step flashing or a continuous L under the siding, as section R905.2.8.3 allows on shingle roofs.
Siding run tight onto the shingles, or trim nailed through the flashing, can let water into the framing. Our specialists check the chase walls, the trim and the flashing together and tell you if siding has to come off to reach the problem.
