What the flue is lined with
Section R1003.11.1 of the Florida residential code lists the lining materials a masonry chimney may use, including clay flue liners complying with ASTM C315 and listed chimney lining systems complying with UL 1777.
Our specialists identify which lining your chimney has and check what can be seen of it from the top and from the firebox with a strong light, looking for cracks, gaps, missing sections and heavy deposits. Whatever cannot be seen is named as a limit of the inspection.
Mantels and trim near the opening
Section R1001.11 of the Florida residential code limits how close combustible trim may come to a masonry fireplace. Trim and sheathing that meet the fireplace sides stay a foot or more from the inside face of the nearest firebox lining, and combustible material within a foot of the opening can stick out only 1/8 inch for every inch it sits from the opening.
New mantels and decorative surrounds are often added long after a fireplace was built. Our pros measure what is there now and tell you plainly if anything sits too close, along with the simplest way to correct it.
Space between the chimney and the house framing
Section R1003.18 of the Florida residential code calls for an air space of at least 2 inches between a masonry chimney and combustible framing where the chimney sits inside the house or in an exterior wall, and 1 inch where the whole chimney stands outside the walls.
Much of that space is hidden, though some can be seen in the attic, at the ceiling and around the mantel. Our specialists check what is accessible and note what could not be seen.
The chimney cap and how it is mounted
The cap keeps rain, leaves and animals out of the flue. During the inspection our pros check that it is fastened securely, sized for the flue and free of rust, dents and clogged mesh.
One manufacturer's instructions keep multi-flue cap flanges at least an inch from the crown edge, so the anchors do not crack the concrete. Our specialists check the mounting as well as the condition, and a replacement cap is priced separately.
