Base flashing and counter flashing work as a pair
Chimney flashing is built in two layers. Base flashing lies on the roof covering and bends up onto the chimney face. Counter flashing comes down out of the masonry and laps over the top edge of the base piece, so water running down the brick lands on the outside of the joint. Brick Industry Association Technical Note 19B describes the counter flashing lapping the base flashing by at least three inches.
Because the layers are separate, the roof and the chimney can move a little without tearing the seal. A single strip of metal glued to both surfaces loses that freedom. When our specialists rebuild flashing, both layers go back in their proper order.
The apron across the downhill face
The face of the chimney that looks down the roof gets a one-piece apron. It lies over the roof covering below, turns up the masonry, and its ends wrap onto the sides so the step flashing above tucks over them. Water coming down both sides of the chimney runs out across the apron and onto the roof.
A bent, rusted or short apron lets water run back under the roof covering right at the front of the chimney, which is a frequent place for a ceiling stain to appear. Replacing the apron is sometimes all a flashing repair needs, and our specialists tell you when that is the case.
Setting counter flashing into the mortar joint
Counter flashing needs a secure top edge. Technical Note 19B describes inserting it three quarters of an inch to one inch into a mortar joint and mortaring it in solidly. Another accepted method cuts a narrow slot, called a reglet, along the joint and seals the metal into it.
Flashing that is only pressed against the face of the brick and caulked along the top depends entirely on that caulk. When the bead fails, water runs behind the metal. Our pros let new counter flashing into the joint so the masonry itself holds the edge, then seal it with a product suited to brick.
Reflashing during a new roof
The ideal moment to reflash a chimney is while the roof around it is open. The old covering is off, the base flashing is exposed and new metal can be woven into the new roof from the deck up.
