A full inspection before the plan
The national standard for chimneys and fireplaces, NFPA 211, calls for chimneys, fireplaces and vents to be inspected for soundness, freedom from deposits and correct clearances. A restoration plan built on anything less is guesswork.

White deposits on the fireplace face
Efflorescence is a white, crystalline deposit of water-soluble salts drawn to the surface as masonry dries. Brick Industry Association guidance (Technical Note 23A) explains that it needs three things together, soluble salts, a source of water and a path to the surface.
The deposit itself is usually harmless and brushes off, but it tells you water is moving through the masonry. Our specialists find that water first, then clean the face, so the bloom does not simply return.
Original trim and today's clearances
Wood trim and shelves on older fireplaces were not always placed with today's clearances in mind. Under the exceptions to code section R1001.11, combustible trim stays at least 6 inches from the opening, and where it sits within 12 inches, it can stick out no more than 1/8 inch for each inch it is from the opening.
