Step flashing along the sides of the chimney
On a shingle roof, the sides of the chimney are usually flashed with step flashing: short bent pieces woven in with each course of shingles, so every piece sheds onto the shingle below it. Section R905.2.8.3 of the Florida residential code accepts either step flashing or one continuous L flashing along the sidewalls.
Step pieces that were face-nailed, skipped or cut short leave a path at every course. Our team lifts the shingles along the side, replaces the pieces that failed and weaves new ones in the same way the roof was built, then closes the side with counter flashing.
Making sure the flashing is the leak
A stain near the chimney does not prove the flashing is at fault. A cracked crown, an open flue, porous brick or a rusted chase top can all send water down to the same ceiling. Replacing sound flashing to chase a leak from somewhere else wastes money and leaves the drip.
