The roof line and flashing
Where the chimney passes through the roof, base flashing and counter flashing overlap to keep water out. A chimney wider than 30 inches along the ridge direction that does not meet the ridge needs a cricket under section R1003.20 of the Florida residential code.
The laps, the corners and the counter flashing joint are checked on every side. Loose metal, tar patches and stains in the attic all go into the findings, with any repair priced separately.
Factory-built fireplaces and their labels
A factory-built fireplace is a tested, listed unit. Section R1004.1 of the Florida residential code requires it to be listed and labeled and installed according to its listing, and the listing standard is UL 127.
Our specialists look for the label, identify the model where they can and check the firebox panels, the doors and screens, the air openings and the connection to the chimney. Replacement parts and changes must fit that listing, and we tell you if anything does not.
Draft problems and what they point to
A fireplace that is hard to start, lets smoke roll out when the house is closed up or smells after rain can point to a blocked cap, a short chimney, a damper that does not open fully or a flue out of proportion to the opening.
