Slope that moves rain off the cover
A chase cover should not be a flat sheet. The same manufacturer's manual calls for the chase top to slope downward, away from the pipe opening, and gives a minimum pitch of a quarter inch per foot for its system. Water that runs off quickly has less time to work on seams and fasteners.
When a cover sags or was installed flat, water collects in the middle and around the collar. We measure the chase and order a cover shaped to drain toward the edges, then check the finished pitch after it is fastened. A cover that sheds water also stays cleaner of leaves and grit.
The termination cap stays matched to the chimney system
The cap on top of the chimney pipe is part of the listed chimney system, not a generic accessory. Installation instructions call for the cap approved and listed for that fireplace, and Florida's residential code allows a decorative shroud at the termination only where it is listed for that specific chimney.
Replacing the chase cover does not change which cap belongs on the pipe. We check the existing cap for damage and fit and refit it when it is sound. If it needs replacing, we identify the correct listed part rather than substituting a cap made for a masonry flue.
Coordinating chase cover work with roofers and siding crews
If a new roof or new siding is planned, the chase cover belongs in the same sequence. The flashing where the chase meets the roof, the siding on the chase and the cover all overlap, and the order of work affects how each junction is finished.
Let us know which other trades are booked at the house, and on what dates. We can replace the cover before the roofers arrive, work alongside them or follow them, and the estimate states which trade is responsible for each junction. That avoids gaps nobody owns.
Questions worth asking before you approve a chase cover
A clear estimate answers a few practical questions. Which metal and thickness is proposed, and how will the cover get its pitch? How tall is the collar around each pipe, and how will the storm collar be sealed? How is the cover fastened, and what happens to the old one?
