The joint where the flue tile leaves the crown
Where the flue tile rises out of the crown there should be a flexible joint, so the tile and the crown can move separately. Brick Industry Association Technical Note 19B also calls for the flue liner to extend at least two inches above the crown.
When that joint cracks open, water runs down the outside of the tile inside the chimney. Our pros reseal or recut the joint as part of a leak repair when it is the path, often without touching the rest of the crown.
Leaks right at the roof line
At the roof line, base flashing on the roof and counter flashing from the masonry overlap to close the gap. Technical Note 19B describes the counter flashing lapping the base flashing by at least three inches, with every joint sealed.
When a leak sits at the roof line, our specialists check that overlap on every side, corners included. If the flashing is the entry point, it is repaired as its own line item, and your roofer is brought in wherever the roof covering has to come up.
Water collecting above the damper
Rain that comes down an open or leaking flue lands on the smoke shelf above the damper. It can sit there, rust the damper frame and seep into the masonry of the smoke chamber. Debris that falls down an uncapped flue collects there too and holds the water against the masonry.
That area is checked from the firebox during the inspection, and you hear whether anything there needs repair once the leak above it is stopped.
Sealant joints on the chimney
Sealant belongs in a few joints on a chimney: the gap between the flue tile and the crown, the top edge of counter flashing and the seams of a metal chase top. Technical Note 19B names polysulfide, butyl and silicone sealants for chimney joints and advises against oil-based caulks.
A cracked or shrunken bead in one of those joints is a small repair with a big effect. Our pros cut out the old sealant, prepare the joint and reseal it with a product suited to the surfaces it joins.
