Space between the chimney and the house framing
Section R1003.18 of the Florida residential code calls for an air space of at least 2 inches between a masonry chimney and combustible framing where the chimney sits inside the house or in an exterior wall, and 1 inch where the whole chimney stands outside the walls.
Much of that space is hidden, though some can be seen in the attic, at the ceiling and around the mantel. Our specialists check what is accessible and note what could not be seen.
The cleanout at the base
Every flue in a masonry chimney needs a cleanout opening no more than 6 inches from its base, under section R1003.17 of the Florida residential code. It lets debris come out without taking the flue apart.
Our team makes sure the cleanout door is there, closes tight and is not blocked, and they note any debris or water at the base of the flue. A missing or rusted door is a small repair, priced before it is done.
Signs of water inside and out
Water does plenty of damage to chimneys, so every inspection includes a search for it: stains beside the chimney, rust on the damper, white crust on the brick, damp ash and spalled faces near the top.
When our pros find water signs, they trace them to the likely entry point and explain what the repair involves before anything is priced. A controlled water test can be scheduled if the source is still unclear.
Chimneys with more than one flue
Some chimneys carry two or more flues, for fireplaces on two floors or for another heating appliance. Each flue needs to be checked on its own.
