The crown is the concrete top of a masonry chimney. Florida's residential code, in section R1003.9.1, expects it to slope so rain runs off, with a drip edge underneath and a caulked bond break where the flue liners come through.
Cracks, broken edges and a flat top let rain soak into the brick below and run down inside the chimney. Our specialists tell you whether the crown can be sealed or needs rebuilding, and crown work is priced as its own repair.
Leaks right at the roof line
At the roof line, base flashing on the roof and counter flashing from the masonry overlap to close the gap. Technical Note 19B describes the counter flashing lapping the base flashing by at least three inches, with every joint sealed.
When a leak sits at the roof line, our specialists check that overlap on every side, corners included. If the flashing is the entry point, it is repaired as its own line item, and your roofer is brought in wherever the roof covering has to come up.
What to do while you wait for the visit
Set a towel or a shallow pan where the water lands, shift rugs and furniture clear of the wet area and leave the fireplace unused until the leak has been checked. If water is near a light fixture or an outlet, keep people away from it and switch that circuit off at the breaker if you can do so safely.

A cap that leaks at its own fasteners
A multi-flue cap fastens to the crown with flanges and masonry anchors, and one manufacturer's instructions keep each flange edge at least an inch from the crown edge. Anchors set too close to the edge can crack the crown and open a new leak.
Our specialists check how the cap is mounted as well as whether it covers the flue. If the fasteners are the problem, they reset the cap with sealed anchors on sound concrete.
