The chase cover on top is its own job
The metal cover on top of the enclosure keeps rain out of the whole box, and a rusted, flat or cracked cover can start chase rot on its own. Chimney manuals treat the chase top as a required part of the system. Replacing that cover is a separate service with its own measurements, from the pipe collar to the drip edge.

The storm collar and the top of the pipe
At the spot where the chimney pipe comes up through the chase cover, a storm collar throws water clear of the opening. Manufacturer instructions for listed systems have the collar slid down snug and sealed where it meets the pipe, and one manual warns against caulking the pipe directly to the collar on the chase top. The ventilation openings those parts need are left open.
Water that gets past a failed collar runs down the pipe and into the chase. Our pros check the collar and the termination cap during chase work and replace them with parts listed for your system when they have failed, so the repaired walls are not soaked again from the top.
Chase height and the chimney it holds
A chase rebuild is a chance to confirm the chimney still ends where its manual says. The chimney top must stand at least 3 feet over the spot where it leaves the roof, and at least 2 feet over any roof surface closer than 10 feet.
