How We Track Down a Chimney Leak

A cracked crown lets water into the masonry
The crown is the concrete top of a masonry chimney. Florida's residential code, in section R1003.9.1, expects it to slope so rain runs off, with a drip edge underneath and a caulked bond break where the flue liners come through.
Cracks, broken edges and a flat top let rain soak into the brick below and run down inside the chimney. Our specialists tell you whether the crown can be sealed or needs rebuilding, and crown work is priced as its own repair.
Paint and sealers that trap water
Paint, glossy sealers and other film-forming coatings can hold water inside brick instead of letting it dry out. Technical Note 6A discourages film-forming coatings on exterior brick for that reason.
If your chimney has already been painted or sealed and still leaks, our specialists look at what is peeling or blistering and where water is trapped, and they explain the options before any new product goes on. Stripping a failed coating is sometimes part of the fix, and it is priced before it starts.
A rusted chase top on a framed chimney
A framed chimney is closed at the top by a sheet-metal chase top. One fireplace maker's installation manual calls for that top to slope down and away from the pipe opening, so water runs off instead of pooling.
Flat or sagging tops hold water, rust through and drip into the chase. Our pros check the slope, the seams and the collar around the pipe, and a replacement is priced as its own repair.

Some chimney leaks sit where the roof and the chimney meet, and a few need the roof covering lifted. That joint belongs to two trades. The masonry, the counter flashing and anything on the crown or cap are chimney work, while the shingles, tile or underlayment around them belong to the roof.
