A cap that keeps rain out without choking the draft
A rain cap has to leave room for smoke to leave. Section R1003.9.3 of the Florida residential code sets the open area under a masonry chimney's cap at no less than four times the open area of the flue outlet.
Caps that are undersized, crushed or packed with debris can slow the draft and push smoke back down the flue. Our specialists check the fit during the inspection, look at how the cap is fastened and tell you if it should be replaced, with the price in writing.
The hearth in front of the fireplace
The hearth extension protects the floor in front of the opening. Sections R1001.9 and R1001.10 of the Florida residential code size it at 16 inches deep in front of the opening and 8 inches beyond it on either side, and at 20 inches and 12 inches for any opening of 6 square feet or more.

The cleanout at the base
Every flue in a masonry chimney needs a cleanout opening no more than 6 inches from its base, under section R1003.17 of the Florida residential code. It lets debris come out without taking the flue apart.
Our team makes sure the cleanout door is there, closes tight and is not blocked, and they note any debris or water at the base of the flue. A missing or rusted door is a small repair, priced before it is done.
Nests and animals in the flue
An uncapped flue can attract birds and animals. The chimney swift, a bird that nests inside chimneys, is protected under the Migratory Bird Treaty Act, which limits what can be done while an active nest is in place.
