A failed brick and a failed joint are different repairs

Spalling brick repair deals with the brick itself: a face that has broken away, a unit cracked through or a brick that has come loose. Mortar joint repair deals with the material between the bricks. Both can happen in the same area, but they are not the same job.

We identify which material has failed before proposing work. A chimney with sound bricks and worn joints needs repointing, while one with sound joints and failed bricks needs the units replaced. Many chimneys need a little of each, and the estimate shows them separately.

Getting that distinction right is what keeps the repair from being too small to last or larger than the chimney needs.

Deciding how many bricks to replace

The repair area is set by the condition of each brick and the masonry around it. Isolated damaged units in sound surroundings can usually be replaced one at a time. Clusters of failed bricks, or failed bricks alongside worn joints, can call for a larger section.

We mark the units that have failed, note the ones worth watching and explain the difference. The goal is to keep every sound brick while removing every one that will not last.

The estimate shows the number of units or the area involved, so you can see how the price relates to the work.

Dealing with earlier patch repairs

Patching compound or mortar smeared over a damaged brick face may look tidy for a while, but it can leave weakened material behind and trap water against it. When a patch comes loose, the brick behind it has often kept deteriorating.

We remove failed patches, assess what is underneath and replace the units that cannot stay. Patches that are still sound are noted, and we explain whether they are worth leaving.

The aim is a repair that is part of the chimney, not a layer on top of a problem.

Repointing the joints around replaced bricks

When the joints around a replaced brick have also worn, they are repointed rather than patched. The National Park Service recommends raking out deteriorated mortar to a depth of two to two and a half times the width of the joint.

The Brick Industry Association recommends placing repointing mortar in thin layers and tooling each when it is thumbprint hard, so the joint is packed full.

Joint work is priced separately from brick replacement on the estimate, because some chimneys need one without the other.

Repointing the joints that have failed, and matching the ones that have not, keeps the repair in proportion to the damage.
