How We Rebuild Chimney Flashing Layer by Layer

The uphill face of the chimney
Everything that runs down the roof above the chimney meets its back face. Water can pile up there in a heavy storm, along with leaves and grit that hold moisture against the metal. The back flashing has to reach well up the roof under the covering and turn up the masonry high enough to stay above that flow.
On a wide chimney, a cricket or saddle splits the water around it. Florida's residential code, in section R903.2.2, requires one on the ridge side once the chimney is wider than 30 inches across the slope. Our pros measure yours, and if a cricket is needed it is quoted as its own job.
The right sealant for a chimney joint
Sealant has a real job in flashing, though a small one: closing laps and the top edge of counter flashing. Technical Note 19B names polysulfide, butyl and silicone sealants for joints in chimney work and advises against oil-based caulks, with proper priming and backing where a joint needs them.
The wrong product dries hard, shrinks away from the masonry and opens a gap. Our specialists match the sealant to the surfaces it joins and use it where it helps. Missing or rusted metal is replaced with metal.
Flashing on concrete and clay tile roofs
Tile roofs are flashed differently from shingle roofs. Section R905.3.8 of the Florida residential code calls for flashing and counterflashing where tile meets a vertical surface to follow the tile manufacturer's instructions and the FRSA/TRI installation manual for concrete and clay tile in high-wind areas, along with the code chapter itself.
Those details use pans, channels and formed metal that sit under and between the tiles. Our pros identify the tile profile first and plan the flashing around it, because a shingle-style repair on a tile roof leaves water paths the tile was never meant to cover.
After a storm passes
High wind can peel counter flashing out of its joint, bend an apron or drop debris that dents the metal. From the ground you may see a strip of metal standing away from the chimney, or pieces of it in the gutter.
