An uncapped flue takes rain straight in
Without a cap, the top of the flue is simply open to the weather. Rain drops onto the smoke shelf, the damper and the firebox floor, and a gusty storm drives even more in at an angle.
A properly sized cap keeps most of that water out. Section R1003.9.3 of the Florida Building Code, Residential keeps the open area under a masonry chimney's rain cap at four times the flue outlet or more, so the cap sheds rain and the smoke still gets out. Our pros size the cap to your flue.
A cracked crown lets water into the masonry
The crown is the concrete top of a masonry chimney. Florida's residential code, in section R1003.9.1, expects it to slope so rain runs off, with a drip edge underneath and a caulked bond break where the flue liners come through.
Cracks, broken edges and a flat top let rain soak into the brick below and run down inside the chimney. Our specialists tell you whether the crown can be sealed or needs rebuilding, and crown work is priced as its own repair.
Why the stain is not always under the leak
Water that gets in at the top of a chimney can run along framing, flashing and drywall before it soaks through, so a stain can appear some distance from the entry point. Flashing leaks often surface a little downhill of the chimney, while water coming down the flue tends to show at the damper or in the firebox.
Our pros use the stain as a starting point and then work outward and upward. That keeps you from paying to fix whatever part of the roof happens to sit above the stain.
Water collecting above the damper
Rain that comes down an open or leaking flue lands on the smoke shelf above the damper. It can sit there, rust the damper frame and seep into the masonry of the smoke chamber. Debris that falls down an uncapped flue collects there too and holds the water against the masonry.
That area is checked from the firebox during the inspection, and you hear whether anything there needs repair once the leak above it is stopped.
