Masonry fireplace or factory-built unit
Two very different things hide behind the word fireplace. A masonry fireplace is built on site from brick, block or stone, with a firebox lined in firebrick. A factory-built fireplace is a listed metal unit, tested to UL 127, that arrives as a system and has to be kept to its listing, as section R1004.1 of the Florida residential code requires.
That difference decides every repair that follows. Masonry takes refractory mortar and firebrick, while a factory-built unit takes the parts its maker lists. Our pros confirm which one you have before anything is ordered.
Parts that belong to the same system
Factory-built fireplaces and their chimneys are tested together as one system. Chimney makers such as DuraVent state in their instructions that parts from other systems must not be mixed in, and improvised pieces fall outside the listing.
So our team does not patch a factory-built unit with look-alike parts from another brand. We fit listed components for the model, or explain your options plainly when those parts are no longer made.
Wood trim and shelves near the opening
Combustible trim needs distance from the fire. Under the exceptions to code section R1001.11, exposed combustible trim may not sit within 6 inches of the opening, and within 12 inches it may project no more than 1/8 inch for every inch of distance.
A shelf 8 inches above the opening, for example, may project only 1 inch. New trim, deeper shelves and decorative surrounds sometimes break that rule without anyone noticing. Our pros measure the face of your fireplace and explain what the clearances allow.
Glass doors on the fireplace
Glass doors have to suit the fireplace they are mounted on. Accessories for masonry fireplaces are installed to their listing and the maker's instructions (R1001.13, UL 907), and a factory-built fireplace can take a gasketed door only if its own listing allows one (R1004.5).
