The roof line and flashing
Where the chimney passes through the roof, base flashing and counter flashing overlap to keep water out. A chimney wider than 30 inches along the ridge direction that does not meet the ridge needs a cricket under section R1003.20 of the Florida residential code.
The laps, the corners and the counter flashing joint are checked on every side. Loose metal, tar patches and stains in the attic all go into the findings, with any repair priced separately.
Metal chimneys and chase tops
The metal chimney above a factory-built fireplace is part of the same listed system. Section R1005.1 of the Florida residential code says factory-built chimneys, listed under UL 103, are installed and terminated according to the manufacturer's instructions.
On a framed chase, our pros check the chase top for rust and slope, the storm collar around the pipe and the cap on top, and they look for signs of water in the chase. One maker's manual calls for the chase top to slope away from the pipe, and a flat, rusting top is a frequent finding.
Carbon monoxide alarms and the fireplace
If a carbon monoxide alarm sounds, get everyone outside to fresh air and call 911 from outside. For prevention, the NFPA's heating safety tips advise installing and maintaining CO alarms in the home.

A flue partly blocked by a nest or debris, or a chimney that draws poorly, is fixed before the fireplace is used again, and the estimate explains how.
Gas fireplaces vented through a chimney
A gas fireplace that vents through a masonry chimney still depends on a sound, clear flue and a working cap. Nests, debris and fallen tiles can block that path the same way they block a wood-burning flue.
