Rebuilding a chimney that carries two flues
Chimneys with more than one flue get a masonry partition, called a wythe, between each pair. In a rebuild it goes back at least 4 inches thick and built into the chimney walls, as the state code requires. A cracked or missing partition lets smoke from one flue find its way into the other.
There is an exception for two flues venting a single appliance, which may sit side by side with their joints staggered at least 4 inches.
Our rebuild crew rebuilds each partition to the rule and keeps every flue separate from bottom to top of the new section.
Fireblocking where a chimney passes floors and ceilings
Gaps where a chimney passes a floor or ceiling are closed with noncombustible fireblocking, fastened firmly, under the state code. Where the gap meets wood joists, the code lets the fireblocking sit on metal strips or lath laid across the space.
A full rebuild that reaches inside the house has to put that fireblocking back. Missing fireblocking lets fire and smoke travel along the chimney between floors. Where missing blocking is spotted beyond the rebuilt section, we point that out as well.

When a full rebuild reaches the footing
A chimney that is rebuilt from the ground needs a sound footing. Florida's residential code calls for a footing of concrete or solid masonry no less than 12 inches thick that projects 6 inches or more past the chimney's face all round.
Where the ground does not freeze, the code puts the footing at least 12 inches below finished grade. A settling footing is a structural question for an engineer before any rebuild starts.

Rebuilding a chimney after storm damage
Wind can pull the top off a weak chimney, and a fallen limb can crack a stack. What looks like a few missing bricks can hide loosened courses further down.
The first step is making the chimney safe, removing loose brick and covering the flue opening against rain. The rebuild follows once the damage has been assessed. Pieces that have already fallen are left where they lie until the area is safe to reach.
