Partial rebuild or full rebuild
Most rebuilds are partial. The top of the chimney, above the roof, takes the weather and fails first, while the lower stack often remains sound and can carry new brick.
A full rebuild, down to the foundation, becomes the answer when damage, movement or poor original construction runs the length of the chimney. It is a much bigger project and it changes the flue, the footing and the interior work too.

A new crown on the rebuilt chimney
Every rebuild finishes with a crown. The new one is concrete, metal or stone, pitched to throw off rain, fitted with a drip edge and given a caulked bond break wherever a flue liner passes through, which is what the code requires.
BIA's chimney note rates precast caps above ones cast on the chimney. When a crown is cast in place, it should keep its full thickness to the edge, carry reinforcement and sit on a bond break.

Tying the rebuilt chimney to the house
A chimney built against an outside wall is held to it with ties. On single-wythe chimneys, BIA's details space corrosion-resistant metal ties no more than 24 inches apart.
A rebuild replaces ties that were lost with the old brick, and adds them where they were missing. Ties are set into the mortar joints as the courses rise, so they become part of the wall rather than an afterthought.
Our crew sets new ties as the courses go up and checks that the rebuilt section is anchored to the structure.
Permits for chimney rebuilding
The Florida Building Code requires anyone who intends to construct, alter, repair or demolish a regulated building or structure to obtain the required permit from the building official first. The code also lists work that is exempt.
Rebuilding a chimney is structural masonry work, so whether and how that rule applies is settled with the building department for your address before the rebuild starts. Where a permit applies, inspections by the building department become part of the schedule as well.
