What a Lasting Chimney Chase Repair Involves

Firestops and shields inside the chase
Where a factory-built chimney passes through a floor or ceiling level inside the chase, its manual calls for firestop spacers, and some systems also call for an attic insulation shield where the pipe passes into an attic. These parts keep framing and insulation away from the pipe, and they are easy to damage or leave out when a chase is rebuilt too quickly.
When our pros open a chase, they check that every firestop and shield the manual lists is present and seated, and they note any that are missing before the wall is closed. You get a written list of what was found, so the finished chase is sound inside as well as out.
Opening the chase to see the real damage
The siding on a chase hides the sheathing and studs behind it, and rot inside can be worse than the surface suggests. Our pros remove the damaged cladding in sections, check the sheathing and framing with a probe and follow the wet wood until they reach sound material in every direction.
Before that happens, you agree to the plan and to how any hidden damage will be priced. If more rot turns up than the first opening suggested, the work pauses, you see it, and you approve the change before our team goes further. No surprise lands on the final bill.
Replacing rotted studs and plates
Rotten studs, top plates and blocking are cut back to solid wood and replaced or sistered with new lumber sized to match. The new framing is fastened to carry the chase walls and the cover above them, and it stays outside the clearance the chimney's manual sets around the pipe.
Where treated lumber is used, section R317.3 of the Florida residential code lists the fastener types for it, namely hot-dipped zinc-coated galvanized steel, stainless steel, silicon bronze or copper. Our pros match every nail, screw and connector to the lumber it holds, following hardware guidance that also warns against mixing galvanized fasteners with stainless connectors.
The chase cover on top is its own job
The metal cover on top of the enclosure keeps rain out of the whole box, and a rusted, flat or cracked cover can start chase rot on its own. Chimney manuals treat the chase top as a required part of the system. Replacing that cover is a separate service with its own measurements, from the pipe collar to the drip edge.
When a chase is opened for repair, our pros look at the cover at the same time and tell you whether it can stay or should be replaced before the walls are closed. Doing both on one visit saves a second trip up the roof, but you choose, and each job is priced on its own line.
