How We Track Down a Chimney Leak
Leaks in Bloomingdale are traced before anything is quoted, and each repair gets its own written price.
The joint where the flue tile leaves the crown
Where the flue tile rises out of the crown there should be a flexible joint, so the tile and the crown can move separately. Brick Industry Association Technical Note 19B also calls for the flue liner to extend at least two inches above the crown.
When that joint cracks open, water runs down the outside of the tile inside the chimney. Our pros reseal or recut the joint as part of a leak repair when it is the path, often without touching the rest of the crown.
Water piling up behind a wide chimney
Everything the roof above collects runs into the uphill face of the chimney, and in a downpour it can stand there. For chimneys wider than 30 inches, section R903.2.2 of the Florida residential code requires a cricket on the ridge side to divert that flow around the masonry.
Leaks at the back of a wide chimney often trace to back flashing that is too short or to a missing cricket. Our pros measure the chimney, and a cricket is quoted as its own job where one is needed.
Water repellent comes last
A clear water repellent can reduce how much rain brick absorbs, and it is often sold as the whole fix for a leaking chimney. Brick Industry Association Technical Note 6A advises considering coatings only after brick, mortar joints and other elements are repaired.

A cap that leaks at its own fasteners
A multi-flue cap fastens to the crown with flanges and masonry anchors, and one manufacturer's instructions keep each flange edge at least an inch from the crown edge. Anchors set too close to the edge can crack the crown and open a new leak.
