Tracing water from the top of the chase down
Water that reaches the room around a factory-built fireplace can come from several places. The cap, the storm collar, the cover and its seams, the siding joint and the roof flashing where the chase meets the roof can each let water in. Replacing the cover without checking the others can leave the leak in place.
We work from the top down, look at each junction in order and name the one that is failing. If the flashing or siding is the problem, the estimate says so, and the cover stays unless it has defects of its own. You pay for the repair that stops the water.
How far the chimney rises above the roof
Manufacturers also set how far the chimney must extend above the roof. The manual for one common system puts the bottom of the termination cap no less than three feet over the roof, and no less than two feet over any roof surface within ten feet. Other systems carry their own figures.
A new chase cover does not change the height of the pipe, but the visit is a good time to check it. If the termination looks short against its instructions, we explain what we see and what correcting it would involve before any cover is ordered.
Decorative shrouds on factory-built chimneys
Some homeowners want a decorative top that hides the round cap of a factory-built chimney. Florida's residential code permits a decorative shroud on top of a factory-built chimney only when that shroud carries a listing and label for the exact chimney system and goes on as the manufacturer's instructions direct.
An unlisted shroud can change how the chimney behaves at the top. If you want a different look, we find out whether a listed shroud exists for your system and explain what it would involve. The chase cover underneath still needs its own slope, collar and drip edge.
Questions worth asking before you approve a chase cover
A clear estimate answers a few practical questions. Which metal and thickness is proposed, and how will the cover get its pitch? How tall is the collar around each pipe, and how will the storm collar be sealed? How is the cover fastened, and what happens to the old one?
