Every rebuilt chimney carries our workmanship warranty and a clear record of what was done.
When a full rebuild reaches the footing
A chimney that is rebuilt from the ground needs a sound footing. Florida's residential code calls for a footing of concrete or solid masonry no less than 12 inches thick that projects 6 inches or more past the chimney's face all round.
Where the ground does not freeze, the code puts the footing at least 12 inches below finished grade. A settling footing is a structural question for an engineer before any rebuild starts.
Full rebuilds are rare, and when one is needed, we explain what happens at the base before quoting the rest.
What the rebuilt chimney should not carry
A chimney is built to carry itself. The code bars it from supporting other loads unless it was designed and built for them.
Antennas, dish brackets and heavy fixtures fastened to the old chimney are not simply bolted back onto the new brick. Where an attachment has to stay on the house, it can usually be fixed to the structure instead of the chimney.

Protecting the chimney between stages
A rebuild can take more than one visit. Between stages, the open top of the chimney is covered, loose materials are secured and the fireplace below is kept out of use.
Temporary protection, finished masonry and permission to use the fireplace are three separate milestones. Knowing which one has been reached avoids mistakes. A secured cover over the open flue keeps rain out of the fireplace below between visits.

Rebuilding the outside and the flue together
New brick on the outside says nothing about the flue within. A damaged lining stays damaged unless the rebuild deals with it directly.
When the top is open, the flue is easy to reach, so the rebuild is the moment to replace damaged tiles or run a new liner. Leaving a damaged flue inside new brick wastes the opportunity. Doing both at once also means the new crown is built around the finished flue rather than cut open later.
