A cap that keeps rain out without choking the draft
A rain cap has to leave room for smoke to leave. Section R1003.9.3 of the Florida residential code sets the open area under a masonry chimney's cap at no less than four times the open area of the flue outlet.
Caps that are undersized, crushed or packed with debris can slow the draft and push smoke back down the flue. Our specialists check the fit during the inspection, look at how the cap is fastened and tell you if it should be replaced, with the price in writing.
How tall the chimney stands
Height affects how well a chimney draws. Section R1003.9 of the Florida residential code sets two tests. The top has to clear its own roof penetration by 3 feet or more, and it has to rise 2 feet or more over any part of the building within 10 feet.
Height is measured against nearby roof lines during the inspection. If a later addition or a roof change has left the chimney short, we explain what that means for your fireplace and what the options are.
Decorative shrouds on metal chimneys
Some framed chases wear a decorative shroud at the top. Section R1005.2 of the Florida residential code allows a shroud there only when the shroud itself is listed and labeled for use with that particular chimney system.

Gas fireplaces vented through a chimney
A gas fireplace that vents through a masonry chimney still depends on a sound, clear flue and a working cap. Nests, debris and fallen tiles can block that path the same way they block a wood-burning flue.
