Every Way Water Gets Into a Chimney
No lump-sum waterproofing, just each entry point and its repair, priced in writing.
A rusted chase top on a framed chimney
A framed chimney is closed at the top by a sheet-metal chase top. One fireplace maker's installation manual calls for that top to slope down and away from the pipe opening, so water runs off instead of pooling.
Flat or sagging tops hold water, rust through and drip into the chase. Our pros check the slope, the seams and the collar around the pipe, and a replacement is priced as its own repair.
Decorative shrouds on factory-built chimneys
Some metal chimneys have been fitted with a decorative shroud over the termination. Florida's residential code, in section R1005.2, permits one on a factory-built chimney only when it is listed and labeled for that exact system.
An unlisted shroud can trap rain and debris, and it can change how the chimney performs. Our pros identify what is on top of your chimney and explain the options if it does not belong there.
A cracked flue tile near the top
The top flue tile takes sun, rain and the heat of every fire. When it cracks, water can get between the tile and the masonry and run down inside the chimney.
Our pros look at the top tile and its joint with the crown during the leak inspection. A cracked top tile is repaired or replaced as a separate line, and anything deeper in the flue is explained before any lining work is proposed.
Water collecting above the damper
Rain that comes down an open or leaking flue lands on the smoke shelf above the damper. It can sit there, rust the damper frame and seep into the masonry of the smoke chamber. Debris that falls down an uncapped flue collects there too and holds the water against the masonry.
That area is checked from the firebox during the inspection, and you hear whether anything there needs repair once the leak above it is stopped.
