Chimney Crown Repair Done Right in Harbour Island

A mortar wash and a real crown are different things
Some chimney tops were finished with a thin layer of mortar troweled over the bricks and sloped toward the edge. That mortar wash looks like a crown from the ground, but it is thin, usually unreinforced and made of a mix meant for the joints between bricks. Brick Industry Association guidance notes that mortar washes may be less durable than a properly designed cap.

The bond break around each flue
A flue tile moves differently from the crown around it as it heats and cools. When a crown is locked tight to the tile, that movement can crack the crown along the flue. The Florida residential code calls for a caulked bond break around the flue liners, following the ASTM C1283 practice, so the two can move without tearing each other apart.
In practice, our pros keep the new crown from gripping the tile, using a bond-break material and a flexible sealant at the joint so the tile can move and the joint stays closed. On a crown that is otherwise sound, recutting and resealing that joint can be a repair on its own.
Crowns on stucco-covered chimneys
On a masonry chimney finished in stucco, the crown also protects the top edge of the stucco. When the crown leaks or its overhang is too short, water gets behind the stucco at the top and shows up lower down as cracks, stains or hollow spots.
