Open mortar joints are repaired before treatment

Water usually enters brickwork at the joints, where mortar has shrunk, cracked or washed out. A clear repellent does not fill those gaps. Both the Brick Industry Association and repellent labels call for repointing loose or missing mortar before application.

A water repellent goes on dry masonry only

Damp masonry and water repellents do not mix. National Park Service guidance says a water-repellent coating should never be applied to a damp wall. Moisture in the masonry stops the product from soaking in, and whatever does bond can hold that moisture inside.

How the treatment goes on

Chimney repellents are usually applied with a low-pressure sprayer or a roller, working from the bottom of the chimney up. One product label says to saturate the brick until the surplus runs down six to eight inches under the sprayed area, which tells the applicator the brick has taken its fill.
