Chase Repair From the Water Path Inward

Sheathing and the weather barrier behind the siding
Behind the siding, a chase needs solid sheathing and a water-resistive barrier lapped so water runs down and out. Section R703.2 of the Florida residential code calls for that barrier behind exterior wall coverings. When the layer has gaps, or was torn during an earlier patch, water that gets past the siding has nowhere to go but into the wood.
Our team replaces damaged sheathing, installs the barrier shingle-fashion from the bottom up and laps it over the flashing where the chase meets the roof. It is the layer you never see after the job, and it does much of the work of keeping the new framing dry.
Chases with no fireplace inside
Some homes carry a chimney-shaped chase with no fireplace and no pipe inside it, built for the look of the roofline. It still has a cover, siding, flashing and framing, and it rots the same way when water gets in. Because nobody uses it, the damage can go unnoticed until a ceiling stain appears.
