How tall the rebuilt chimney has to be
Height is set by rule. Under Florida's residential code, the rebuilt top must clear its own roof penetration by 3 feet or more and rise at least 2 feet above any part of a building standing within 10 feet.
In BIA's chimney design note, height ranks with flue area as one of the two factors that matter most, since a taller stack pulls harder. A rebuild that ends a course or two short can leave a chimney drafting poorly for no visible reason.
We measure the roof and the surroundings before any rebuild and show the finished height on the estimate.
Rebuilding a chimney that carries two flues
Chimneys with more than one flue get a masonry partition, called a wythe, between each pair. In a rebuild it goes back at least 4 inches thick and built into the chimney walls, as the state code requires. A cracked or missing partition lets smoke from one flue find its way into the other.
There is an exception for two flues venting a single appliance, which may sit side by side with their joints staggered at least 4 inches.
Our rebuild crew rebuilds each partition to the rule and keeps every flue separate from bottom to top of the new section.
New flashing where the rebuild meets the roof
Flashing is the seal between chimney and roof, and a rebuild that reaches the roofline has to renew it. BIA's guidance runs base flashing at least 4 inches up the chimney and sets counterflashing 3/4 to 1 inch into a mortar joint, lapping the base by at least 3 inches.
Setting the counterflashing into joints as the new courses go up gives a cleaner, tighter result than cutting it into finished brick later.

A chimney that leans or pulls away
A lean, or a gap widening at the wall, means the chimney has moved. Movement out of plane sits on BIA's list of conditions that call for a professional engineer.
Rebuilding the top of a leaning chimney without knowing why it leans can put new brick on a moving base. The engineer's findings decide how far down the rebuild has to go. Temporary measures, such as removing loose brick from the top, may come first to make the chimney safe.
Keep people clear of the area below in the meantime, and do not push the chimney or pull loose brick off it.
