Measuring the chase before a cover is ordered
Chase covers are made to measure. A chase that looks square from the ground may differ by a fraction of an inch from side to side, and the pipe may sit off center. We measure every side of the chase, the position of each pipe from two edges and the diameter of each pipe before anything is fabricated.
Those measurements go on the order with the collar height, the turndown length and the slope detail. Ordering from a guess, or from the old cover's size, repeats any mistake the old cover had. Careful measuring is what lets the new cover fit on the day it is installed.
Checking the framing once the old cover is off
A cover that has leaked for a while may have soaked the top plates, sheathing or trim of the chase. Some of that damage is visible only when the old cover is lifted, and a new cover fastened to soft wood will not stay tight.
We explain before starting that the framing will be checked once the top is open. If rot turns up, we stop, show you what we found and price the repair separately. Framing and siding repair is chase repair work, and you decide on it before the new cover goes on.
Keeping the chase dry while a cover is made
Because covers are fabricated to measure, there is a gap between the measuring visit and installation. If water is getting in, keep the fireplace out of use and move anything valuable away from the wet area below. Do not climb onto the roof to tape or tarp the chimney yourself.
Where a temporary measure makes sense, our team can discuss one on the first visit, as long as it does not block the termination or trap water in the chase. The permanent fix is the new cover, and we schedule it as soon as the fabricated part is ready.
Coordinating chase cover work with roofers and siding crews
If a new roof or new siding is planned, the chase cover belongs in the same sequence. The flashing where the chase meets the roof, the siding on the chase and the cover all overlap, and the order of work affects how each junction is finished.
Let us know which other trades are booked at the house, and on what dates. We can replace the cover before the roofers arrive, work alongside them or follow them, and the estimate states which trade is responsible for each junction. That avoids gaps nobody owns.
