Chimney masonry above the roof and below it
The section above the roof takes rain from every side and dries in the sun, so it usually shows wear first. The section below the roofline, on an outside wall or inside the house, is more sheltered but can hide water damage coming from above.
Repairs above the roof deal with weather. Repairs below it often deal with the results of water that got in higher up. Stains on an inside wall beside the chimney often trace back to a joint or crown several feet higher.

Repairing the sloped shoulders of a chimney
Where a chimney steps in above the fireplace, the brick forms a sloped shoulder that collects rain. BIA recommends setting uncored or paving brick on a bed over that slope for weather resistance.
A mortar wash is the alternative, and BIA notes it may be less durable. When one is used, it should fill each step individually instead of bridging across the slope. Water that gets through a cracked wash runs straight into the core of the chimney below.

Solid masonry walls around the flue
Florida's residential code requires masonry chimney walls to be solid masonry units, or hollow units grouted solid, at least four inches nominal in thickness.
When a repair opens the wall, the replacement work has to meet that standard again. Hollow units left ungrouted, or a wall thinned by earlier patching, do not. Where a hidden section cannot be checked without opening more of the wall, the estimate says so plainly.

Ties that hold a chimney to the house
BIA's chimney guidance attaches single-wythe chimneys to the structure with corrosion-resistant metal ties, spaced no more than 24 inches apart. Ties that have corroded or pulled out let the chimney work loose from the wall.
Where ties are damaged or missing, BIA advises remedial anchors installed to the maker's recommendations, with testing in place. On a tall chimney, a gap opening between the brick and the siding is often the first visible sign.
