A water repellent goes on dry masonry only
Damp masonry and water repellents do not mix. National Park Service guidance says a water-repellent coating should never be applied to a damp wall. Moisture in the masonry stops the product from soaking in, and whatever does bond can hold that moisture inside.
Our specialists check the brick before treatment, and after heavy rain we let the chimney dry rather than push the schedule. It can mean moving a date in Progress Village. It also means the treatment you pay for does the job it is meant to do.
Temperature, rain and wind limits on the label
Every repellent sets its own application window. One chimney product we reference allows application only between 40 and 110 degrees Fahrenheit and not when rain is expected within six hours. The Brick Industry Association also advises avoiding windy days, since wind carries overspray.

Flaking faces and cracks running through a brick mean it has lost its hard outer skin. BIA guidance lists removal and replacement of spalled brick among the repairs to finish before any water repellent is considered.

A sided chase is not a masonry chimney
Some chimneys are wood-framed boxes finished in siding or stucco, with metal chimney pipe inside. A masonry repellent is not the answer for those. Water usually gets in at the metal chase cover on top or through the siding joints.
