Rebuilding the section above the roof
The part of the chimney above the roof is usually the first candidate for rebuilding because it has no shelter at all. Taking it down to the roofline, or a few courses below it, often reaches sound masonry.
The rebuilt section then meets the roof at the flashing, which has to be renewed with it. A rebuild that stops above the roofline still needs its flashing checked where old and new brick meet.

The space between the flue tile and the brick
Clay tiles are not mortared solid to the chimney wall. Florida's residential code leaves a gap between the tiles and the masonry, filled with air or with insulation that is no thicker than the liner.
The code also says to use only enough mortar to make the joint and hold the liners in position. Packing the gap with mortar ties the tile to the brick and can crack it as the flue heats.

A new crown on the rebuilt chimney
Every rebuild finishes with a crown. The new one is concrete, metal or stone, pitched to throw off rain, fitted with a drip edge and given a caulked bond break wherever a flue liner passes through, which is what the code requires.
BIA's chimney note rates precast caps above ones cast on the chimney. When a crown is cast in place, it should keep its full thickness to the edge, carry reinforcement and sit on a bond break.

Flue tile standing above the new crown
The flue liner does not stop flush with the crown. In BIA's details, the liner stands 2 inches or more proud of the cap. Our crew sets that height before the crown mix goes in, because it cannot be changed later without breaking the crown.
The joint where the liner passes through the crown is sealed with a caulked bond break, as the code requires, so the two can move without cracking each other.
When the job is done, we point out the liner height and the seal, so you know what to look for on later checks.
