Base flashing and counter flashing work as a pair
Chimney flashing is built in two layers. Base flashing lies on the roof covering and bends up onto the chimney face. Counter flashing comes down out of the masonry and laps over the top edge of the base piece, so water running down the brick lands on the outside of the joint. Brick Industry Association Technical Note 19B describes the counter flashing lapping the base flashing by at least three inches.
Because the layers are separate, the roof and the chimney can move a little without tearing the seal. A single strip of metal glued to both surfaces loses that freedom. When our specialists rebuild flashing, both layers go back in their proper order.
Metal chimneys and their roof flashing
A factory-built chimney that runs straight through the roof uses a roof flashing and storm collar from its own listed system. Under section R1005.1 of the Florida residential code, a factory-built chimney goes in and terminates exactly as its maker's instructions say.
When that flashing or collar leaks, our pros identify the chimney maker and model from its label where it can be reached, so replacement parts fit the system. A universal boot or a bead of caulk around the pipe may not match what the listing allows, and we will tell you if that is what is up there now.
Water repellent comes after the flashing
A clear water repellent can reduce how much rain brick absorbs, yet it cannot close a gap at the roof line. Brick Industry Association Technical Note 6A advises repairing brick, mortar joints and other elements first, and it prefers penetrating coatings that let the wall release vapor.

Resetting a piece or reflashing the chimney
Some flashing problems are small. A counter flashing strip that pulled out of its joint can be reset and sealed, and a single rusted step piece can be replaced. Other chimneys have metal that is thin and pitted on every side, laps installed backward or repeated patches hiding the edges.
