When brick damage points to a bigger problem

Some patterns are not about individual bricks. The Brick Industry Association lists cracks through multiple units, cracks following a stepped or diagonal pattern, widespread spalling and masonry that has moved out of plane among conditions that can indicate a structural issue, which generally warrant an engineer's investigation.

Replacing a handful of bricks does not fix movement or widespread deterioration. If we see those patterns, we say so and explain the options, which may include a larger rebuild of the affected section.

Being honest about that early saves money spent on repairs that would not hold.

Dealing with earlier patch repairs

Patching compound or mortar smeared over a damaged brick face may look tidy for a while, but it can leave weakened material behind and trap water against it. When a patch comes loose, the brick behind it has often kept deteriorating.

We remove failed patches, assess what is underneath and replace the units that cannot stay. Patches that are still sound are noted, and we explain whether they are worth leaving.

The aim is a repair that is part of the chimney, not a layer on top of a problem.

Safety around a chimney that is shedding brick

A chimney that is dropping pieces can drop larger ones. Keep people and pets away from the area directly below it, particularly doorways, walkways and patios, until the loose material is dealt with.

Do not climb onto the roof to pull at loose bricks or knock off hanging pieces. Brick that looks loose from the ground may be more or less secure than it appears.

Tell us about entrances and outdoor areas below the chimney when you call, so the work can be planned with protection in place.

If a piece falls onto the roof, leave it where it is and mention it when you call.

Testing the existing mortar

Matching the original mortar is easier when you know what it is. The Brick Industry Association notes that a laboratory can analyze a sample of the original mortar to estimate what it contains, in what proportions and how strong it is, generally following the methods of ASTM C1324.

Most chimney brick repairs do not need a laboratory report, but on older or unusual masonry it can be worth the time. We explain when testing would add value and when a careful comparison on site is enough.
