Zero clearance still has clearances
Zero clearance is the trade name for factory-built fireboxes that can be framed in closely with ordinary wood studs. It does not mean the fireplace or its chimney can touch everything around them. DuraTech chimney instructions, for example, call for at least 2 inches of air space between the chimney pipe and combustible materials, including framing, drywall, insulation and wiring.
The fireplace unit has its own standoffs and spacing in its manual. Our pros frame to those numbers, check them before the walls are closed and keep insulation out of every air space the manual says must stay clear.
The cap on top and decorative shrouds
The top of a factory-built chimney ends in a termination cap listed for that system. Some homeowners want a decorative shroud to hide the metal. Section R1005.2 of the Florida residential code allows a shroud only where it is listed and labeled for use with that specific chimney system.
An unlisted box built around the top can trap heat and change how the chimney draws. Our team shows you the listed cap and any shroud options the manufacturer offers, so the top of your chimney in Temple Terrace looks finished and still meets its listing.
Keeping framing away from masonry
Masonry carries heat into whatever touches it. Florida's residential code, section R1001.11, keeps wood beams, joists, studs and other combustible material a minimum of 2 inches away from a masonry fireplace's front faces and sides, and 4 inches away from its back. Section R1001.12 adds fireblocking as described in section R302.11.
