Base flashing and counter flashing work as a pair
Chimney flashing is built in two layers. Base flashing lies on the roof covering and bends up onto the chimney face. Counter flashing comes down out of the masonry and laps over the top edge of the base piece, so water running down the brick lands on the outside of the joint. Brick Industry Association Technical Note 19B describes the counter flashing lapping the base flashing by at least three inches.
Because the layers are separate, the roof and the chimney can move a little without tearing the seal. A single strip of metal glued to both surfaces loses that freedom. When our specialists rebuild flashing, both layers go back in their proper order.
The uphill face of the chimney
Everything that runs down the roof above the chimney meets its back face. Water can pile up there in a heavy storm, along with leaves and grit that hold moisture against the metal. The back flashing has to reach well up the roof under the covering and turn up the masonry high enough to stay above that flow.
On a wide chimney, a cricket or saddle splits the water around it. Florida's residential code, in section R903.2.2, requires one on the ridge side once the chimney is wider than 30 inches across the slope. Our pros measure yours, and if a cricket is needed it is quoted as its own job.
Flashing metal that resists corrosion
Section R903.2.1 of the Florida residential code requires metal flashing to be corrosion resistant, with minimum thicknesses for each metal set out in Table R903.2.1. Thin or unsuited metal can wear through long before the roof around it.
