Slope that moves rain off the cover
A chase cover should not be a flat sheet. The same manufacturer's manual calls for the chase top to slope downward, away from the pipe opening, and gives a minimum pitch of a quarter inch per foot for its system. Water that runs off quickly has less time to work on seams and fasteners.
When a cover sags or was installed flat, water collects in the middle and around the collar. We measure the chase and order a cover shaped to drain toward the edges, then check the finished pitch after it is fastened. A cover that sheds water also stays cleaner of leaves and grit.
The turndown and drip edge along the sides
The edges of a chase cover turn down over the outside of the chase. That skirt, finished with a drip edge, carries rain past the top of the siding so it falls clear instead of running into the joint. The manufacturer's manual we follow for one common system names the turndown and drip edge as part of the chase top.
A skirt that is too short, bent inward or pulled away from the chase leaves the joint open. We measure for a turndown that sits snugly on every side and fasten through the skirt, which keeps screw holes out of the flat surface that sheds the water.
Measuring the chase before a cover is ordered
Chase covers are made to measure. A chase that looks square from the ground may differ by a fraction of an inch from side to side, and the pipe may sit off center. We measure every side of the chase, the position of each pipe from two edges and the diameter of each pipe before anything is fabricated.
Those measurements go on the order with the collar height, the turndown length and the slope detail. Ordering from a guess, or from the old cover's size, repeats any mistake the old cover had. Careful measuring is what lets the new cover fit on the day it is installed.
When the leak happens is a useful clue
It helps to notice when water appears. A leak after any rain can point to holes or open seams in the cover, while one that appears only when wind drives rain sideways can point to the skirt, the siding joint or the flashing. Water that shows up days after a storm may have soaked into framing and be working down slowly.
