Why a chimney gets checked every year
Under NFPA 211, chimneys, fireplaces and vents are inspected at least once a year, and the NFPA's heating safety tips tell homeowners to have chimneys cleaned and inspected every year by a qualified professional. A chimney changes between visits even with light use: crowns crack, caps loosen, nests appear and joints open.

The top of the chimney
The chimney top takes the weather first. Our pros check the cap and its screen, the crown for cracks and slope, and the flue tile where it leaves the crown, along with the joint between them. The Florida Building Code, Residential, at R1003.9.1, wants that crown sloped so water runs off, finished with a drip edge and kept apart from the flue liners by a bond break.
These are the parts homeowners almost never see, and the parts that decide whether rain stays out. Anything that needs work is explained with a written price.
Signs of water inside and out
Water does plenty of damage to chimneys, so every inspection includes a search for it: stains beside the chimney, rust on the damper, white crust on the brick, damp ash and spalled faces near the top.

Water repellents and painted chimneys
Some chimneys have been painted or sealed over the years. Brick Industry Association Technical Note 6A prefers penetrating, vapor-permeable repellents on brick, discourages film-forming coatings and puts repairs first.
