What the crown does on top of the chimney
The crown is the concrete or mortar top that covers the masonry around the flue. Florida's residential code covers it in section R1003.9.1. It should be a cap of concrete, metal or stone with enough slope to shed water, a drip edge, and a caulked bond break where each flue liner comes through. Every storm that hits the chimney lands on it first.
A cracked crown, or one that has lost its slope, lets water soak into the brick below, reaches the flue joints and finds its way to the firebox and the ceilings beside the chimney. Our pros treat the crown as the roof of the chimney, and they check it on every visit in West Tampa.
The bond break around each flue
A flue tile moves differently from the crown around it as it heats and cools. When a crown is locked tight to the tile, that movement can crack the crown along the flue. The Florida residential code calls for a caulked bond break around the flue liners, following the ASTM C1283 practice, so the two can move without tearing each other apart.
In practice, our pros keep the new crown from gripping the tile, using a bond-break material and a flexible sealant at the joint so the tile can move and the joint stays closed. On a crown that is otherwise sound, recutting and resealing that joint can be a repair on its own.
