Step flashing along the sides of the chimney
On a shingle roof, the sides of the chimney are usually flashed with step flashing: short bent pieces woven in with each course of shingles, so every piece sheds onto the shingle below it. Section R905.2.8.3 of the Florida residential code accepts either step flashing or one continuous L flashing along the sidewalls.
Step pieces that were face-nailed, skipped or cut short leave a path at every course. Our team lifts the shingles along the side, replaces the pieces that failed and weaves new ones in the same way the roof was built, then closes the side with counter flashing.
Laps that point the right way
Flashing is laid the way shingles are. Each higher piece goes over the lower one, so water always crosses a lap from the top and keeps moving. Technical Note 19B asks for at least two inches of lap where flashing is installed in sections, with the higher piece over the lower.
A lap installed backward catches water and feeds it under the metal. It can look neat from the ground and still leak in every storm. Checking the direction and length of each lap is part of the free inspection our team does on chimneys in West Tampa before quoting a flashing repair.
What the attic can tell you
If you can reach the attic safely, look at the framing beside the chimney after a rain. Dark or damp wood, water lines on the rafters or a wet patch of insulation next to the masonry help show where water is coming in.
