How We Track Down a Chimney Leak

Leaks right at the roof line
At the roof line, base flashing on the roof and counter flashing from the masonry overlap to close the gap. Technical Note 19B describes the counter flashing lapping the base flashing by at least three inches, with every joint sealed.

White crust on the brick face
A white, powdery crust on chimney brick is efflorescence. Brick Industry Association Technical Note 23A explains that it forms when water moving through masonry carries soluble material to the surface and evaporates.
The crust itself brushes off. What matters is the water behind it, and our specialists look for the crack, joint or opening that is feeding it before recommending anything. A crust that returns after it has been brushed off means the water source is still active, and settling that comes before the estimate.
