A chimney is a stack of brick, mortar, a crown on top and flashing where it meets the roof, all working together. Damage in one part usually has a cause in another, so a sound masonry repair begins by looking at every part.

Where roof flashing meets the brickwork
Flashing keeps rain out where the roof runs into the brick. BIA's chimney guidance sets counterflashing between three quarters of an inch and one inch deep in a mortar joint, mortared solid, with an overlap of three inches or more over the base flashing below.
Masonry repairs near the roofline often disturb that joint. Old counterflashing may need resetting into freshly repointed joints. Resetting it into sound mortar is what keeps the roof joint watertight after the brick is repaired.

What a chimney should not be asked to carry
Under Florida's residential code, a chimney carries only its own weight unless it was designed and built to take more.
Over the years, antennas, brackets and other attachments get fixed to chimneys. Their fixings open holes in the masonry, and their weight and wind load add stress the chimney was not built for. Removing an attachment leaves anchor holes, and filling them is part of the masonry repair.

When masonry work needs an engineer first
Some conditions are beyond masonry maintenance. BIA's guidance says structural issues generally warrant a professional engineer, and lists signs such as out-of-plane movement, cracks through several bricks and heavy rust on steel supports.
A lean, a bulge or a chimney separating from the wall falls in that group. Repairing the surface first can hide the evidence an engineer needs. Once the engineer has set out what is needed, the masonry repair follows that direction.
