Paint and sealers that trap water
Paint, glossy sealers and other film-forming coatings can hold water inside brick instead of letting it dry out. Technical Note 6A discourages film-forming coatings on exterior brick for that reason.
If your chimney has already been painted or sealed and still leaks, our specialists look at what is peeling or blistering and where water is trapped, and they explain the options before any new product goes on. Stripping a failed coating is sometimes part of the fix, and it is priced before it starts.
A controlled water test
When the entry point is not obvious, a water test can find it. A hose is used on one section at a time, the roof line first, then each wall, then the crown and the cap, while a helper inside calls out the first drip.
Working from the bottom up, as diagnostic procedures such as AAMA 501.2 do, keeps water from an upper section from muddying the result below. Our team schedules the test for a dry day, and the finding goes into your estimate with the repair it points to.
Drying out after the repair
Masonry, framing and drywall hold water for a while after a leak is fixed. A stain may fade slowly, and a damp smell can linger until the materials dry. A fan or a dehumidifier in the room can help, and wet insulation in the attic may need replacing instead of being left to dry.

Water collecting above the damper
Rain that comes down an open or leaking flue lands on the smoke shelf above the damper. It can sit there, rust the damper frame and seep into the masonry of the smoke chamber. Debris that falls down an uncapped flue collects there too and holds the water against the masonry.
That area is checked from the firebox during the inspection, and you hear whether anything there needs repair once the leak above it is stopped.
