Why the stain is not always under the leak
Water that gets in at the top of a chimney can run along framing, flashing and drywall before it soaks through, so a stain can appear some distance from the entry point. Flashing leaks often surface a little downhill of the chimney, while water coming down the flue tends to show at the damper or in the firebox.
Our pros use the stain as a starting point and then work outward and upward. That keeps you from paying to fix whatever part of the roof happens to sit above the stain.

Per the National Hurricane Center, the Atlantic season for hurricanes lasts from June 1 to November 30. Wind-driven rain reaches parts of a chimney that ordinary rain never touches, which is why some leaks appear only in big storms.
