Rebuild inspections are often available the same day you call, and they cost nothing.
A new crown on the rebuilt chimney
Every rebuild finishes with a crown. The new one is concrete, metal or stone, pitched to throw off rain, fitted with a drip edge and given a caulked bond break wherever a flue liner passes through, which is what the code requires.
BIA's chimney note rates precast caps above ones cast on the chimney. When a crown is cast in place, it should keep its full thickness to the edge, carry reinforcement and sit on a bond break.

Rebuilding a chimney that bends
Some chimneys step sideways on their way up. For a fireclay-lined chimney built one wythe thick, the code limits that offset unless masonry underneath carries it in an approved manner.
Inside, clay flue lining is limited to a lean of 30 degrees off plumb, which caps how sharply the chimney can bend. Offsets are measured before any brick comes down, so the rebuilt bend follows the same rules.

When a full rebuild reaches the footing
A chimney that is rebuilt from the ground needs a sound footing. Florida's residential code calls for a footing of concrete or solid masonry no less than 12 inches thick that projects 6 inches or more past the chimney's face all round.
Where the ground does not freeze, the code puts the footing at least 12 inches below finished grade. A settling footing is a structural question for an engineer before any rebuild starts.

A chimney that leans or pulls away
A lean, or a gap widening at the wall, means the chimney has moved. Movement out of plane sits on BIA's list of conditions that call for a professional engineer.
Rebuilding the top of a leaning chimney without knowing why it leans can put new brick on a moving base. The engineer's findings decide how far down the rebuild has to go. Temporary measures, such as removing loose brick from the top, may come first to make the chimney safe.
Keep people clear of the area below in the meantime, and do not push the chimney or pull loose brick off it.
