Keeping an eye on the chimney from the ground

Periodic inspections are part of the Brick Industry Association's maintenance advice, which suggests binoculars for a close view of high areas. A chimney is easy to check that way without climbing.

Look for rough patches where the smooth face is missing, bricks that sit out of line, cracks, white deposits and dark areas that stay wet after rain. Note where they are and whether they change over time.

If you see something new, describe it when you call. Our inspection is free, and we would rather look early than replace a larger area later.

Safety around a chimney that is shedding brick

A chimney that is dropping pieces can drop larger ones. Keep people and pets away from the area directly below it, particularly doorways, walkways and patios, until the loose material is dealt with.

Do not climb onto the roof to pull at loose bricks or knock off hanging pieces. Brick that looks loose from the ground may be more or less secure than it appears.

Tell us about entrances and outdoor areas below the chimney when you call, so the work can be planned with protection in place.

If a piece falls onto the roof, leave it where it is and mention it when you call.

How the repaired chimney will look

New bricks set into weathered masonry will look different at first, even when the match is good. The new mortar can also look brighter than joints that have aged for years.

We discuss the likely appearance before any work, including the size of the repair area and the mortar color. Over time, the new work tends to blend in, but we do not promise an invisible repair on day one.

If appearance matters most on a particular face of the chimney, tell us, and we will take extra care with the match there.

After the new bricks are in

Once the bricks are replaced and the water entry has been dealt with, give the chimney time. The Brick Industry Association advises waiting several months after repairs before deciding whether a water repellent is needed, because the repairs often solve the moisture problem on their own.

Keep the estimate and the completion summary, including the brick and mortar used, for future reference. Watch for new changes rather than assuming every mark on older brick is the same defect.

If loose material or dampness returns, call for another look before anyone adds a patch.
