How a Chimney Rebuild Gets Planned in Lake Magdalene

The space between the flue tile and the brick
Clay tiles are not mortared solid to the chimney wall. Florida's residential code leaves a gap between the tiles and the masonry, filled with air or with insulation that is no thicker than the liner.
The code also says to use only enough mortar to make the joint and hold the liners in position. Packing the gap with mortar ties the tile to the brick and can crack it as the flue heats.

Fireblocking where a chimney passes floors and ceilings
Gaps where a chimney passes a floor or ceiling are closed with noncombustible fireblocking, fastened firmly, under the state code. Where the gap meets wood joists, the code lets the fireblocking sit on metal strips or lath laid across the space.
A full rebuild that reaches inside the house has to put that fireblocking back. Missing fireblocking lets fire and smoke travel along the chimney between floors. Where missing blocking is spotted beyond the rebuilt section, we point that out as well.

Corbeling limits in a rebuilt chimney
Corbeling is stepping brick courses out beyond the ones below. Overall, the code lets a chimney corbel out from a wall or foundation by no more than half the chimney's wall thickness.
For a single course, the allowed step is the smaller of two measures, one half the unit's height or one third of its depth into the wall. Rebuilding is the moment to correct a profile that never met those limits.
Decorative bands and caps on older chimneys often break those limits, so a rebuild may bring the profile back within them.
Rebuilding a chimney that bends
Some chimneys step sideways on their way up. For a fireclay-lined chimney built one wythe thick, the code limits that offset unless masonry underneath carries it in an approved manner.
Inside, clay flue lining is limited to a lean of 30 degrees off plumb, which caps how sharply the chimney can bend. Offsets are measured before any brick comes down, so the rebuilt bend follows the same rules.
