Identifying the mortar already in the chimney

Solid masonry walls around the flue
Florida's residential code requires masonry chimney walls to be solid masonry units, or hollow units grouted solid, at least four inches nominal in thickness.
When a repair opens the wall, the replacement work has to meet that standard again. Hollow units left ungrouted, or a wall thinned by earlier patching, do not. Where a hidden section cannot be checked without opening more of the wall, the estimate says so plainly.

Water repellents come after sound masonry
A water repellent is not a masonry repair. BIA advises against water-repellent additives in mortar because they can weaken the bond to the brick, and prefers breathable repellents applied after construction when repellency is needed.
Applying any treatment over cracked brick or open joints only hides the problem for a while. BIA's efflorescence guidance also warns that coating masonry without stopping the cause of the moisture may lead to degradation.

Cleaning the chimney after masonry repair
Careful masonry work leaves little to clean. The National Park Service advises plain water and natural bristle or nylon brushes, with any cleaning done once the mortar has hardened.
BIA recommends trying any cleaning product on an inconspicuous spot first, because strong chemicals can stain brick and etch fresh joints. BIA's maintenance note adds that stains left by improper cleaning are not water soluble, so the gentlest method that works comes first.
